Bridge Finance
Private Capital For Time-Sensitive Opportunities.
Some opportunities simply cannot wait for the pace of traditional banking. Whether acquiring a trophy asset, completing a strategic acquisition, refinancing existing debt or unlocking capital from real estate, access to decisive private capital can determine the success of a transaction.
At Sutterson Reed, we provide bespoke Bridge Finance through our own private capital. Unlike institutional lenders, our lending decisions are driven by the quality of the underlying opportunity rather than rigid banking criteria. Every transaction is considered individually, allowing us to support complex situations that often fall outside conventional lending parameters.
Operating under a Boutique Private Bank model, we specialise in Private Debt facilities from £1 million upwards, secured against prime and super-prime real estate across the United Kingdom and internationally. Our mandate extends across luxury residential, commercial, mixed-use, industrial and selected land opportunities where strong underlying liquidity and a clearly identifiable exit strategy exist.
Our lending philosophy is rooted in private credit. We deploy private capital—not retail deposits or institutional banking funds—to provide flexible, relationship-led financing tailored to each client’s objectives. This allows us to move efficiently while maintaining the discretion, commercial judgement and flexibility expected from sophisticated private debt providers.
We regularly structure facilities involving cross-border ownership structures, offshore holding companies, family offices, SPVs and international corporate entities. Whether the asset is held in a single jurisdiction or through a multi-jurisdictional ownership framework, each transaction is assessed on its own merits.
While we do not finance speculative ground-up developments or heavy construction projects, we will consider capital expenditure facilities where there is substantial existing real estate value, demonstrable asset security and a credible repayment strategy. Every facility is designed around protecting capital whilst enabling our clients to execute significant property transactions with confidence.
Key Points
Our Bridge Finance facilities are funded through private capital rather than institutional banking channels. This enables faster decision-making, greater commercial flexibility and a more bespoke underwriting process. Every transaction is evaluated individually, focusing on asset quality, security and exit strategy rather than automated lending models or retail banking policies.
We specialise exclusively in substantial financing requirements. Our typical facilities begin at £1 million, with no predefined upper lending limit for exceptional opportunities. We regularly support entrepreneurs, developers, investment companies, family offices and private clients undertaking high-value transactions across multiple jurisdictions.
Our lending mandate extends internationally. We consider opportunities secured against prime and super-prime residential property, commercial buildings, mixed-use assets, industrial facilities and carefully selected land opportunities where sufficient liquidity and asset quality exist. Cross-border ownership structures are welcomed where appropriate.
Every bridge facility begins with understanding how the loan will ultimately be repaid. Whether through refinancing, asset disposal, capital raising, business liquidity or another clearly defined repayment event, we structure each facility around a realistic and commercially robust exit strategy designed to protect both borrower and lender.
Many of our clients require financing that falls outside conventional banking criteria. We regularly consider transactions involving international holding companies, SPVs, offshore ownership structures, multiple jurisdictions and sophisticated real estate portfolios. Our relationship-led approach allows us to structure bespoke solutions where institutional lenders often cannot.
